Private Provider Plans Examination and Inspections

We don't operate as a private provider — we partner with state-licensed private providers and build their plans examination and inspections into how we run every project. Permits approved in weeks instead of years. Inspections done on your schedule.

Florida Statute §553.791 — the Private Provider law — lets a qualified, separately licensed private provider perform plans review and building inspections in place of the local building department. We're not the private provider on your job; we're the contractor who has long-standing relationships with them and brings them in as a coordinated part of our permitting and construction process.

Established Provider Partnerships

We have working relationships with Florida-licensed private plans examiners and inspectors and engage them on our projects when they're the right fit. They're independent of the contractor — that's a feature of the statute — but we coordinate scheduling, document handoffs, and county notifications so it's seamless for you.

Result: permits typically approved in weeks rather than months or years.

Inspections on Your Schedule

Through our private provider partners we arrange every required inspection at the job site — footings, framing, mechanical, final, and everything between — instead of queuing for a county inspector. Inspections happen when the work is ready, not when the county slot opens up.

Result: inspections completed in days, not weeks of waiting.

How the partnership works on your project

  1. We prepare your engineered drawings, building plans, and site plans in-house.
  2. A licensed private plans examiner — independent from us, as required by statute — reviews the package against the Florida Building Code.
  3. We file the §553.791 notice with the county and submit the cleared plan set; the county is then bound by statute to act inside set timeframes.
  4. Throughout construction, our private provider inspector partner performs each required inspection at the site — coordinated with our field schedule.
  5. We handle the final paperwork through certificate of occupancy.

Why this matters for your project

  • Construction loan interest is the silent budget killer — every week saved during permitting and inspections is money back in your pocket.
  • Tenant build-outs and storefronts open on time, not when the city catches up.
  • Storm damage and post-hurricane work moves through approval quickly when public departments are overwhelmed.
  • Code compliance is identical — the statute requires the same standards as the public review.
Note: Private provider review and inspections are an option offered through our partner network, not a service we self-perform. We'll recommend it where it makes the project measurably faster, and we'll coordinate it end-to-end as part of our permitting and construction work.
